Roof leak detection means tracing water from the stain inside back to the exact spot it enters the roof. We start in the attic, follow wet wood and drip marks, check the roof at that point, and water test with a hose if needed. We also rule out things that look like roof leaks but are not, like condensation, an air conditioner drain or a plumbing vent.
Water is sneaky. It can enter the roof near the peak, run down a rafter for ten feet and drip onto your ceiling far from where it got in. That is why so many patch jobs fail. Someone sealed the roof right above the stain and the leak kept going. Finding the real source first is what makes a repair last.
When you need leak detection
- A stain keeps coming back after a repair
- Leaks only in some storms, like wind from one direction
- Water shows up far from any chimney, pipe or valley
- You cannot tell if it is the roof, a window, the AC or plumbing
- A new roof is leaking
- Stains in several rooms at once
How we trace a leak

Attic first
We follow stains, wet insulation and drip marks on rafters and decking back uphill.
Moisture check
A moisture meter shows wet wood that looks dry to the eye.
Roof check
We check every detail above the wet area: flashing, boots, valleys, nails and shingles.
Water test
If needed, a hose runs over one area at a time while someone watches inside.
A water test is slow, but it is the most reliable way to prove where a leak is. We start low on the roof and work up, one section at a time, so we know exactly which detail let water in. Our guide on how to find a roof leak from the attic shows what you can check yourself.
Things that look like roof leaks
Condensation
In humid weather, warm air in the attic condenses on cold nails and decking and drips down. It shows up without rain, often on cool mornings. Pine Bluff’s average humidity is about 69%. See roof leak or condensation.
Air conditioner drain lines
An attic AC unit with a clogged drain line or a rusted drain pan overflows onto the ceiling, usually in summer and with no rain involved.
Plumbing leaks
A leaking pipe or bathroom fixture above a ceiling can look just like a roof leak.
Windows and siding
Water from a failed window seal or siding can run inside the wall and show up at the ceiling line.

Leak detection cost
| Service | Typical Central Arkansas range |
|---|---|
| Leak diagnosis and repair together | Most roof repair calls run $325 to $1,100 |
| Water testing for hard-to-find leaks | Quoted when needed |
Ranges based on published Central Arkansas roofing cost guides (2025 and 2026). They are not quotes. Your written price comes after we look at your roof, and you approve it before any work starts.
What you can do before we arrive
Note when the leak shows up: during rain, after rain, only in wind from one direction, or with no rain at all. Mark the edge of the stain with a pencil so you can see if it grows. If you can get into the attic safely, take photos of any wet wood or insulation with a flash. That record often shortens the hunt.
Leaks we find most often in Pine Bluff
- Cracked pipe boots over bathrooms and kitchens (pipe boot repair)
- Old chimney flashing sealed with tar on brick ranches (chimney leak repair)
- Valleys packed with pine needles
- Porch roofs tied into the house without flashing
- Nails that backed out under shingles
- Attic AC drain pans overflowing in summer, which is not a roof leak at all
Most of those are small repairs once they are found. The hunt is the hard part, which is why we do it first.
Roof leak detection FAQ
Why is the leak not right above the stain?
Water runs along rafters, decking and pipes before it drips, sometimes several feet. The stain shows where it fell, not where it entered.
Can you find a leak when it is not raining?
Often yes, from stains and moisture readings. If not, we water test with a hose to recreate the rain.
How do I know if it is condensation?
Condensation shows up without rain, often on cool, humid mornings, and appears across a wide area rather than one spot.
Do you use thermal cameras?
We use what the job needs, starting with a light, a moisture meter and a water test, which find most roof leaks.
What if the leak is not from the roof?
We tell you what we found, like a drain line or plumbing, and show you the photos so you can call the right trade.
