Low-slope porch roof with water stains on the ceiling in Pine Bluff, AR

Quick answer

Porch, patio and carport roofs usually leak for two reasons: the roof is too flat for the material on it, or the joint where it ties into the house was never flashed right. Shingles on a very low slope let water back up underneath, and a porch roof butted against the wall without flashing sends water straight into the wall. We fix the tie-in, switch to the right material for the slope when needed, and send photos.

Porch roofs and carports get added on more than any other part of a house, often by different builders, years after the house was built. That is why they leak so often. The main roof may be fine while the porch ceiling has stains and the wall where the porch meets the house is rotting.

Signs your porch or carport roof leaks

  • Stains or sagging boards on the porch ceiling
  • Water running down the wall where the porch meets the house
  • Rot at the beam or the top of the posts
  • Shingles on a roof you can almost see across from the yard (very flat)
  • Rust or holes in an aluminum or metal carport roof
  • Water dripping between the porch roof and the house

The two big causes

Too flat for shingles

Asphalt shingles need slope to shed water. Manufacturers and the building code call for at least a 2 in 12 slope with special underlayment, and more for a standard install. Many porch roofs are flatter than that. In a hard rain, water backs up under the shingles and leaks through the nail holes. The right fix is a low-slope material such as modified bitumen, TPO or metal. A slope of 2 in 12 means the roof drops 2 inches for every 12 inches it runs out from the house. Hold a level against the underside of a porch rafter and measure: many porch roofs around town come in at 1 or 1.5 in 12.

A bad tie-in to the house

Where a porch roof meets the house wall, it needs apron or step flashing tucked behind the siding or into the brick. Often it was just butted against the wall and caulked. The caulk fails and water runs into the wall and down onto the porch ceiling. See roof flashing repair.

A porch roof that is too flat holds water under the shingles. With enough slope, or the right low-slope material, water runs off.

Patio covers and carports

Aluminum patio covers and metal carports leak at panel joints, where they attach to the house, and at fasteners. Panels can be dented or holed by hail and falling limbs. We reseal joints, replace fasteners and fix the attachment to the house, or replace damaged panels.

How we repair porch and carport roofs

  1. Find it

Attic check first, then the roof. A water test if the spot is not obvious.

  2. Price it

A written price for the exact repair. You approve it before we start.

  3. Fix it

We repair the spot that leaks and check the area around it.

  4. Prove it

Before and after photos go to your phone.

On a porch roof we check the slope with a level, look at the tie-in, and check the ceiling boards and beam for rot. If the roof is too flat for shingles, patching the shingles will not stop the leak, and Jacob will tell you that and show you the options with prices.

What you can check yourself

Stand on the porch after a rain and look at the ceiling along the house wall. A wet line there points to the tie-in. Stains farther out point to the roof surface. From the yard, see if the porch roof looks nearly flat. Look at the wall above the porch roof for gaps or caulk. Photos help us plan.

Common on older Pine Bluff homes

Front porches and carports added to 1950s to 1970s brick ranches are everywhere in East Pine Bluff and Southwest Pine Bluff. Many were built with shingles on a slope that is too low. Fixing the tie-in and the material solves the leak for good.

Porch and carport FAQ

Can shingles be used on a low-slope porch roof?

Only down to about a 2 in 12 slope with special underlayment. Below that, shingles leak in hard rain and a low-slope material works better.

Why does water come in where the porch meets the house?

Usually missing or failed flashing at the tie-in. Caulk alone does not keep it out for long.

Do you repair aluminum patio covers?

Yes. We reseal joints, replace fasteners and fix the attachment to the house.

Is a sagging porch ceiling dangerous?

Sagging boards usually mean water has soaked them. Check the beam and posts for rot, since those hold the roof up.

Can you add a metal roof to my porch?

Yes. Metal works well on low-slope porches when installed with the right panels and flashing.
