The window and front wall

Failed caulk around the window, missing head flashing above it, or rotted sills let water into the wall. That is not technically a roof leak, but it shows up the same way inside, and we check it on every dormer job.

Small dormer roofs often have low pitch and a short run of shingles, and sometimes they were built with too little slope for shingles. Water sits and backs up under them.

What you can check yourself

From inside, note exactly where the water shows up: on the window, below it, beside it, or on the ceiling in front of the dormer. From the yard, look at the dormer sides for rust streaks, gaps in the siding just above the roof, or dark wood. Look where the dormer roof meets the main roof for piles of debris. Keep dormers dry

If the dormer siding touches the roof shingles directly, water wicks up into it. There should be a small gap with flashing behind it. Look at your dormers once a year from the yard with binoculars, and after big storms. Catching a lifted piece of siding or a small gap early keeps the repair small and cheap.
